FORBIX was founded in 2011 by an experienced team of real estate investors with a background in mortgage and private banking, lending, and Wall Street.
​
What sets us apart is our unique ability to advise clients from the standpoint of both lender and investor. We have extensive knowledge of commercial and residential real estate financing as well as investments in properties and debt instruments.

Every situation is different. First, we listen, then we assess and review with our clients the product and strategy that best complements their objectives. By offering alternative ways to finance properties and streamline documentation, more people qualify for loans with FORBIX.

Our team has spearheaded over $5 billion of debt funding, acquiring and repositioning distressed properties and non-performing loans. With hundreds of units under development and a portfolio aggregate value of $500 million across various states, our investment strategy is centered on one premise: value-added deals.
EXECUTIVE TEAM
EMIL KHODORKOVSKY
Founder
Emil immigrated to Harrisburg, PA, at the age of 10. He attended Penn State University and then transferred to Cal State Northridge to study finance and real estate. He currently resides in the San Fernando Valley with his wife and son.

In 2001, Emil began his career at a mortgage company and quickly advanced to become a partner of the firm. During his tenure, he began investing in real estate through private trust deeds, acquisition of performing and non-performing debt, and properties. In 2011, he co-founded Forbix and established a commercial mortgage bank, direct lending platform for private debt, and acquisition & development arm all under one roof.

His areas of expertise include real estate finance, asset management and construction. He has also acted as a court-appointed receiver of real estate properties in California. Clients value his advice in real estate related matters including 1031 exchanges, multi-family developments, CMBS financing, and FHA Apartment and Construction financing.

To foster his belief in giving back, Emil is an active board member of the LAPD Youth Foundation and NFTE. Additionally, he founded the Forbix Youth Education Fund, a non-profit organization providing support and mentorship for young entrepreneurs residing in low-income communities.
RON ROSS
Co-Founder, Forbix Financial
Ron grew up in the Greater Los Angeles area where he currently resides. He received a BS in Finance from Pepperdine University.

He began his career on Wall Street at Merrill Lynch where at the age of 23, he obtained his General Securities and Commodity Broker licenses. He later formed a non-bank dealer in which his firm was a market maker in the Interbank Foreign Exchange Market with weekly transactional volume exceeding $1 Billion.
​
For over 25 years, Ron traded equity and interest-rate derivative products. In 2001, he transitioned into real estate and mortgage banking where his expertise in finance proved invaluable. His real estate experience spans new development, acquisition and repositioning of distressed properties as well as asset management.
​
In 2011, Ron co-founded Forbix, an FHA Title II lender.
