Residential conversion in progress at 1960s medical office building in Inglewood

A block south of Manchester Avenue in Inglewood, a Calabasas-based real estate firm is converting a 1960s medical office building into housing.

The six-story structure, located at 336 E. Hillsdale Avenue, opened in 1962 and features roughly 70,000 square feet of space for rent, according to Los Angeles County Assessor’s data. Building permits now being processed by the City of Inglewood will permit the conversion of the three upper floors of the building into 65 apartments and amenity spaces, while also retaining existing ground-floor commercial space.

At the exterior, plans call for the addition of a new rooftop amenity and pool deck, as well as a glazed window facade and new screening existing above grade parking levels.

Assessor’s records list the owner of the site as Hillcrest Ventures, LLC, an entity managed by Calabasas-based developer Hilldale Group, LLC and Forbix Financial.

The project site sits just south of Inglewood’s commercial core, which has recently seen the addition of new housing and commercial developments adjacent to the Crenshaw/LAX Line. The Hillcrest property also sits a few blocks from the intersection of Prairie and Manchester Avenues, where a stop is proposed on a $1.4-billion people mover system which will connect the Crenshaw Line with the Kia Forum, the Hollywood Park complex, and Intuit Dome.
